Renting now? See what that money could buy instead
Put in what you pay in rent each month. The calculator shows what mortgage payment that supports and pulls the homes currently in that range. It is deliberately conservative, and if the numbers are close, it says so.
Run the rent vs. own numbersWhat people get wrong
- You do not need 20 percent down. Many first-time buyers here put down 3 to 5 percent, and eligible military buyers put down nothing.
- Where you look matters more than the number. $300,000 goes a lot further in some parts of the two counties than others.
- Getting pre-approved costs nothing, takes a day or two, and is the only way to know your real number instead of guessing.

Questions buyers ask us first
Answered straight, no sales pitch.
Do I really need 20 percent down?
No. Twenty percent avoids mortgage insurance, but most first-time buyers in Pensacola put down far less. FHA loans start at 3.5 percent, some conventional programs at 3 percent, and VA loans for eligible service members and veterans require nothing down. On a $250,000 home that is the difference between saving $50,000 and saving under $9,000. Ask us which programs you qualify for before you rule yourself out.
What does it actually cost to buy, beyond the down payment?
Closing costs in our area typically run a few percent of the purchase price and cover things like the lender, title, the appraisal, and prepaid taxes and insurance. Some of that can be negotiated for the seller to pay, and some loan programs allow it to be rolled in. We will give you a real estimate on a specific home rather than a rule of thumb.
Is $300,000 enough to buy in Pensacola right now?
Yes. The listings on this page are pulled live from the market at that budget, so what you see is what is actually available today, not a sales pitch. Where you look matters more than the number: the same budget goes further in Cantonment, Pace or west Pensacola than it does in Gulf Breeze or near the water.
I rent now. How do I know if buying is a better deal?
Use the rent versus own calculator linked on this page. It takes your current rent and shows what monthly payment that would support and what homes are in that range right now. It is deliberately conservative. If the numbers are close, we will tell you that too.
Can I use a VA loan?
If you are active duty, a veteran, or an eligible surviving spouse, very likely yes. VA loans require no down payment and no mortgage insurance, and with NAS Pensacola, Corry Station and Whiting Field here, our agents work with them constantly. Get fully underwritten before you shop, not just pre-qualified, because in a competitive situation that difference matters.
How long does buying take?
From an accepted offer to keys is usually 30 to 45 days for a financed purchase. The part that varies is how long it takes to find the right home, which depends on how specific you are and how fast inventory moves at your price point. The first step, getting pre-approved, takes a day or two.
