Insurance: the part that blindsides relocating buyers
This is where out-of-state budgets break, and it is entirely checkable before you commit. Below is how the two coverages actually work under Florida and federal law. What you will not find is a premium estimate: no honest public source supports one, and any site quoting you an "average Pensacola premium" is guessing. We order a real, bound quote on the specific house during your inspection period, while you can still walk away.
Windstorm
- A Florida homeowners policy carries a SEPARATE hurricane deductible, calculated as a share of dwelling coverage rather than a flat dollar amount (Fla. Stat. § 627.701). It is not the same deductible that applies to a kitchen fire.
- Discounts for documented windstorm mitigation are required by statute, not offered as a favor (Fla. Stat. § 627.0629). The documentation is a specific state form, the Uniform Mitigation Verification Inspection form, OIR-B1-1802. An undocumented well-built house gets quoted like an average one.
- Roof age and condition drive Florida homeowners underwriting more than any other single feature, and roof coverage and deductible treatment are governed by statute (Fla. Stat. §§ 627.7011, 627.711). Ask for the roof permit history, not just the seller's recollection.
- Citizens Property Insurance Corporation is the state-created insurer of last resort and has its own eligibility rules. Whether a specific house can be written in the private market or lands at Citizens sometimes shapes what is financeable.
Flood
- Flood is a SEPARATE policy. It is not part of a homeowners policy and not an endorsement to it.
- If the home sits in a FEMA Special Flood Hazard Area and the loan is federally backed, flood coverage is legally required (42 U.S.C. § 4012a). Outside an SFHA it is optional, and still frequently bought here.
- Under NFIP Risk Rating 2.0, pricing reflects the property's own characteristics, distance to water, elevation, foundation, prior claims, not just the zone letter. Two neighbors can price very differently.
- The elevation certificate is the document that moves the number. Get it during the inspection period, not after closing.
- Look the address up yourself at the FEMA Flood Map Service Center before you fall in love with a house. Escambia and Santa Rosa counties both participate in the NFIP Community Rating System, and each county's CRS class is published by FEMA.
What the listing data can and cannot tell you
Each listing page on this site shows the year built and, where the MLS carries them, roof and construction materials, pulled from the feed, not typed in. Two things the feed does not carry: the roof's actual replacement year and the property's FEMA flood zone. We will not estimate either. Roof year comes from permit records, and flood zone comes from the FEMA Map Service Center lookup for that exact address, we pull both for any home you are serious about.
Taxes and residency logistics in Florida

Florida state individual income tax
None. Florida is constitutionally barred from levying a tax on individual income.

Homestead exemption & assessment cap
Florida homestead property qualifies for a homestead exemption, and assessed value on homesteaded property is capped by the Save Our Homes limit; accrued benefit may be portable to a new Florida homestead. You file with the county property appraiser.

Property tax millage
Set annually by each taxing authority and published by the county property appraiser (Escambia or Santa Rosa). We pull the current millage and the actual assessed value for the specific parcel rather than quoting an average.

Driver license & vehicle registration
New residents must obtain a Florida driver license and title/register their vehicles within the statutory windows after establishing residency. Confirm current deadlines and the document checklist with FLHSMV before you travel.
