NAS Pensacola

The Cradle of Naval Aviation, on the southwest side of Pensacola. Home to flight training, NATTC, and the Blue Angels.

Convenient areas:Pensacola,Bellview,Perdido Key

Most of west Pensacola and Bellview is 15–25 minutes via Navy Blvd or Blue Angel Pkwy. Downtown and East Hill run 20–30 minutes.

Corry Station

Center for Information Warfare Training, just northwest of NAS Pensacola, the two bases share most of the same convenient neighborhoods.

Convenient areas:Pensacola,Bellview

West Pensacola and Bellview are typically 10–20 minutes, and East Hill and Cordova Park 15–25. Communities across the bay (Gulf Breeze, Pensacola Beach) run 25–35 minutes because the route crosses the Three Mile Bridge.

NAS Whiting Field

Primary flight training in Milton, in northern Santa Rosa County, one of the busiest aviation complexes in the Navy.

Convenient areas:Milton,Pace

Milton and Pace put you 10–25 minutes from the gate with strong schools and newer construction. Gulf Breeze is doable but plan on 40+ minutes.

Air Force Special Operations and the sprawling Eglin complex to our east, along the Highway 98 corridor.

Convenient areas:Navarre,Gulf Breeze

Navarre is the classic Hurlburt commute at 20–30 minutes; East Navarre and Holley by the Sea are popular for exactly that reason. Eglin adds 10–20 minutes depending on your gate.

VA Loan Basics

If you've earned the VA loan benefit, it's one of the strongest tools in home buying. Here's the plain-language version of how it works.

No Down Payment (In Most Cases)

Qualified buyers can typically finance 100% of the purchase price on a VA loan, no down payment required. You can still choose to put money down to lower your monthly payment.

No Private Mortgage Insurance

Conventional loans usually require PMI when you put less than 20% down. VA loans don't carry PMI at all, which often makes the monthly payment meaningfully lower.

The Funding Fee, In Plain Language

Instead of PMI, most VA loans include a one-time funding fee (a percentage of the loan that varies with your down payment and whether it's your first VA loan). It can usually be rolled into the loan, and some buyers, including many with service-connected disability ratings, are exempt.
