Relocation Guide · Nashville → Pensacola
Moving from Nashville to Pensacola, FL
Nashville buyers arrive here with one assumption already correct and one usually wrong. Correct: your state income tax stays at zero, because Tennessee does not tax earned individual income and neither does Florida. Wrong: the assumption that a no-income-tax state means the same tax profile. Tennessee leans on sales tax; Florida leans on locally assessed property tax with a homestead cap that makes the seller's bill useless as a guide to yours. That, plus wind and flood underwriting, is where the money actually moves. Pensacola-side numbers below come live from the MLS.

State individual income tax change
No change on earned income. Tennessee does not levy a tax on earned individual income, and Florida is constitutionally barred from levying one. The differences between the two states show up in property tax mechanics and in insurance, not on your W-2.

Insurance: the part that blindsides relocating buyers
This is where out-of-state budgets break, and it is entirely checkable before you commit. Below is how the two coverages actually work under Florida and federal law. What you will not find is a premium estimate: no honest public source supports one, and any site quoting you an "average Pensacola premium" is guessing. We order a real, bound quote on the specific house during your inspection period, while you can still walk away.
Windstorm
- A Florida homeowners policy carries a SEPARATE hurricane deductible, calculated as a share of dwelling coverage rather than a flat dollar amount (Fla. Stat. § 627.701). It is not the same deductible that applies to a kitchen fire.
- Discounts for documented windstorm mitigation are required by statute, not offered as a favor (Fla. Stat. § 627.0629). The documentation is a specific state form, the Uniform Mitigation Verification Inspection form, OIR-B1-1802. An undocumented well-built house gets quoted like an average one.
- Roof age and condition drive Florida homeowners underwriting more than any other single feature, and roof coverage and deductible treatment are governed by statute (Fla. Stat. §§ 627.7011, 627.711). Ask for the roof permit history, not just the seller's recollection.
- Citizens Property Insurance Corporation is the state-created insurer of last resort and has its own eligibility rules. Whether a specific house can be written in the private market or lands at Citizens sometimes shapes what is financeable.
Flood
- Flood is a SEPARATE policy. It is not part of a homeowners policy and not an endorsement to it.
- If the home sits in a FEMA Special Flood Hazard Area and the loan is federally backed, flood coverage is legally required (42 U.S.C. § 4012a). Outside an SFHA it is optional, and still frequently bought here.
- Under NFIP Risk Rating 2.0, pricing reflects the property's own characteristics, distance to water, elevation, foundation, prior claims, not just the zone letter. Two neighbors can price very differently.
- The elevation certificate is the document that moves the number. Get it during the inspection period, not after closing.
- Look the address up yourself at the FEMA Flood Map Service Center before you fall in love with a house. Escambia and Santa Rosa counties both participate in the NFIP Community Rating System, and each county's CRS class is published by FEMA.
What the listing data can and cannot tell you
Each listing page on this site shows the year built and, where the MLS carries them, roof and construction materials, pulled from the feed, not typed in. Two things the feed does not carry: the roof's actual replacement year and the property's FEMA flood zone. We will not estimate either. Roof year comes from permit records, and flood zone comes from the FEMA Map Service Center lookup for that exact address, we pull both for any home you are serious about.
Taxes and residency logistics in Florida
The same on every relocation route into the Pensacola area. Verify current-year figures at the source before you rely on them.
Florida state individual income tax
None. Florida is constitutionally barred from levying a tax on individual income.
Source: Florida Constitution, art. VII, § 5 (no state individual income tax) · Current as of July 2026
Homestead exemption & assessment cap
Florida homestead property qualifies for a homestead exemption, and assessed value on homesteaded property is capped by the Save Our Homes limit; accrued benefit may be portable to a new Florida homestead. You file with the county property appraiser.
Source: Florida Department of Revenue, Property Tax Oversight (homestead exemption, Save Our Homes cap, portability) · Rules current as of July 2026, file for the applicable tax year
Property tax millage
Set annually by each taxing authority and published by the county property appraiser (Escambia or Santa Rosa). We pull the current millage and the actual assessed value for the specific parcel rather than quoting an average.

Driver license & vehicle registration
New residents must obtain a Florida driver license and title/register their vehicles within the statutory windows after establishing residency. Confirm current deadlines and the document checklist with FLHSMV before you travel.

When income tax was already zero, the whole comparison moves to carrying cost
Nashville households are the group most likely to price a Pensacola house wrong, precisely because the headline tax number does not change. There is no windfall line to absorb a surprise, so every dollar of difference lands in the monthly payment, and two of the four components behave differently here than they do in Davidson or Williamson County. Insurance is the obvious one. The quieter one is the property tax mechanic: Florida homestead property carries a homestead exemption and an annual cap on assessed value increases, which means a house held by the same family for fifteen years and the identical house next door that just changed hands can carry very different bills. We price the parcel at the county property appraiser before you write, never off the listing sheet.
The practical consequence is that in Pensacola the cheapest purchase price is frequently not the cheapest house to own. A 1970s block house at a lower ask with an original roof and no documented wind mitigation can carry more monthly than newer construction priced above it. Nashville has no equivalent of that inversion, nothing about a Middle Tennessee roof reprices your insurance the way a Florida roof does, so it is worth deciding early which number you are actually optimizing.
The growth curve you just left is not the one you are buying into
The instinct most Nashville sellers bring is appreciation-first: buy in the path of growth, tolerate the commute, let the market do the work. Pensacola does not reward that instinct the same way, because the geography is different. This is a small coastal metro bounded by water, two counties, and a federal installation, not a ring of expanding suburbs. Most of the areas in the budget section above sit inside a 35-minute radius of downtown, so you cannot buy an hour out and wait for the city to arrive.
What that means for you is that the differentiators here are not distance and timing, they are flood zone, school zone, roof age, and whether the house is on the water or merely near it. That is a genuinely different underwriting exercise, and it favors a buyer who names their non-negotiables up front instead of one shopping for the earliest point on a growth curve.

Orders from Nashville? Start on the military hub instead.
The BAH vs. mortgage calculator, VA loan walkthrough, base-by-base commute breakdowns, school zone maps, and the PCS timeline planner all live in one place, no reason to duplicate them here. Everything on this page about taxes, insurance, and live inventory still applies.
Military & PCS Relocation HubIf this is the house you intend to keep
Buying to stay put? Start on the retirement page instead.
A long holding period changes which numbers matter: the Save Our Homes assessment cap does more for you than appreciation does, what a policy covers while the house sits empty for months becomes a real question, and single-story and step-free turn out to be two different searches. That page works through all of it. Everything here about taxes, insurance, and live inventory still applies.
