This commitment applies to every service we provide, property search, showings, offers and negotiations, listings, valuations, marketing, rentals, and referrals. Our agents present all available properties that meet a client's objective criteria, and we describe communities by their amenities, geography, and market data, never by who lives there. Steering, blockbusting, and discriminatory advertising are prohibited under federal law and under our own policies.
Protected Classes Under Federal Law
The federal Fair Housing Act (42 U.S.C. §§ 3601–3619) prohibits housing discrimination based on:
Race
Treating anyone differently because of their race is prohibited in every housing transaction.
Color
Discrimination based on skin color, independent of race, is prohibited.
Religion
Housing decisions may never be based on religious belief or practice.
Sex
Includes discrimination based on sex, sexual orientation, and gender identity.
Handicap (Disability)
Includes physical and mental disabilities, and requires reasonable accommodations and modifications.
Familial Status
Protects families with children under 18, pregnant persons, and those securing custody of children.
National Origin
Discrimination based on ancestry, birthplace, or ethnicity is prohibited.
Florida Law
The Florida Fair Housing Act (Sections 760.20–760.37, Florida Statutes) mirrors the federal protections, prohibiting discrimination in the sale, rental, financing, and advertising of housing based on race, color, religion, sex, national origin, handicap, or familial status. Some Florida counties and municipalities extend protections further, including categories such as age, marital status, sexual orientation, and gender identity, and Pelican Realty & Co. honors all applicable local ordinances in the communities we serve.
How to File a Fair Housing Complaint
If you believe your fair housing rights have been violated, by anyone, in any housing transaction, you have the right to file a complaint at no cost:
U.S. Department of Housing and Urban Development (HUD)
File online, by phone, or by mail. HUD investigates complaints filed within one year of the alleged discrimination.

Florida's state fair housing enforcement agency accepts complaints under the Florida Fair Housing Act.
