Living in Navarre
Navarre sits in southern Santa Rosa County between Gulf Breeze and Fort Walton Beach, a fast-growing coastal community that markets itself as "Florida's Most Relaxing Place." It offers a quieter, more residential and affordable alternative to the beach towns while still putting the water within easy reach, with the sugar-white sand of Navarre Beach just across the bridge. The area has grown steadily since the 1970s and now blends established neighborhoods with newer construction, with a large military population given the proximity to Hurlburt Field and the wider Pensacola-area installations. Housing options range from single-family homes on larger lots to waterfront and canal properties, generally at a lower price point than Gulf Breeze proper.
Schools
Navarre is served by the Santa Rosa County School District. Navarre High School anchors the area with a large enrollment and extensive Advanced Placement offerings, fed by Holley-Navarre Middle, Holley-Navarre Primary, West Navarre Primary and Intermediate, and East Bay K-8. Families relocating for a specific school should verify current zoning for their address, as boundaries can shift with the area's growth.
Getting Around
Navarre runs primarily along U.S. Highway 98, the main corridor connecting it west toward Gulf Breeze and Pensacola and east toward Fort Walton Beach and Destin. The Navarre Beach Causeway crosses the sound to Navarre Beach and Santa Rosa Island. A car is essential here, as the community is spread out and most shopping and services line the Highway 98 corridor. Commuters to Pensacola should plan for roughly 30 to 45 minutes depending on traffic, and Highway 98 can slow during rush hours and peak season. Pensacola International Airport is about 30 miles west.
Local Favorites
Navarre centers much of its lifestyle on the outdoors. Navarre Beach offers uncrowded white sand, the Navarre Beach Fishing Pier (one of the longest in the Gulf), and the Navarre Beach Marine Sanctuary and Sea Turtle Conservation Center. Navarre Park along the sound is a hub for public recreation, and the community's growing retail centers, local eateries, and microbrewery scene continue to expand. Boating, kayaking, fishing, and easy access to conservation areas and trails define daily life for many residents.

Common Questions About Navarre
Questions buyers actually ask us, answered straight.
Should I look in Navarre or Gulf Breeze?
That is the trade people weigh most often here, and it is usually about money and commute rather than lifestyle. Navarre generally offers more house and more lot for the same budget, and Gulf Breeze puts you closer to Pensacola and to the Gulf Breeze school campus.
The honest test is the drive. If you work in Pensacola, drive Highway 98 from Navarre at the hour you would actually commute before you decide. It is a very different road at 7am than it is on a Saturday afternoon.
What is the commute really like from Navarre?
Plan on roughly 30 to 45 minutes to Pensacola depending on where you are going and when you leave. Highway 98 is the only real east-west route, so it slows during rush hour and through peak beach season.
If you are commuting to Hurlburt Field or Eglin instead, you are heading the other direction and the picture is different. Tell us which base and we will be specific rather than general.
Is Navarre in a flood zone?
Some of it, and it varies considerably by how close you are to the sound, to Santa Rosa Sound inlets, and to low-lying drainage. Do not assume based on the subdivision. Check the specific address on FEMA's Flood Map Service Center, and be aware that flood maps get revised over time.
A standard homeowners policy does not cover flood. Ask what the seller currently pays and whether their National Flood Insurance Program policy can be assumed, since older policies sometimes carry better rates than a new one.
What should I know about buying new construction here?
Navarre has grown quickly and a good share of the inventory is newer construction, which usually means better insurance rates thanks to modern building codes and a young roof. Things to actually ask about: whether the subdivision has an HOA and what it covers, whether there is a community development district assessment on top of taxes, and what the builder warranty covers and for how long.
On a resale in a newer subdivision, ask when the roof was done and whether a wind mitigation report exists.
When do I file for homestead exemption?
File with the Santa Rosa County Property Appraiser by March 1 for the following tax year. Once homesteaded, the Save Our Homes cap limits annual increases in your assessed value to 3 percent or the change in CPI, whichever is lower.
If you are moving from another Florida home you may be able to port your accumulated benefit to the new property, which is worth asking about before you list the old one.
