How old are the homes in Holley by the Sea?

Holley by the Sea is one of the larger residential communities in the area and the homes here are mostly from the mid 1990s onward, with a median build year around 2004 and newer construction still going in.

That is a helpful era to buy in. Homes built after Florida tightened its building codes generally insure better than older stock, so ask whether a wind mitigation inspection is on file. It is worth real money on the premium.

How big are the lots?

Lots here are noticeably larger than in most newer subdivisions, typically around half an acre. That is a big part of why people choose it over tighter developments at a similar price.

Is it actually on the water?

The name is misleading in a useful way. Holley by the Sea is a mainland community, not a beachfront one, and essentially none of the active inventory is waterfront.

What the community is known for is its recreation facilities. Ask us specifically what the association covers and what the current dues are, because that is the part that varies and the part that affects your monthly number.

What should I know about the HOA?

Ask what the association dues are, what they include, and whether there are any pending assessments. In a community with shared recreation facilities, the amenities are a real part of what you are buying and the dues are a real part of your monthly cost.

Ask for the current rules and dues in writing rather than relying on a listing.
