Living in Pace

Pace is a growing residential community in Santa Rosa County, just north of Milton and a straightforward commute from Pensacola. It's an inland, suburban alternative to the coastal towns, popular for its relative affordability, newer subdivisions, and larger lots. Rather than beachfront, Pace offers space and value, which has made it one of the faster-growing parts of the county and a strong option for buyers who want a newer home or more square footage for their money while staying within reach of the water, roughly a 30-minute drive to Pensacola Beach. Housing is largely single-family, spanning established neighborhoods and a steady supply of new construction.

Schools

Pace is served by the Santa Rosa County School District. Pace High School anchors the community, supported by Pea Ridge Elementary, Dixon Elementary and Intermediate, Sims Middle, and Wallace Lake K-8, among others. Because Pace has grown quickly and boundaries can shift with new development, families relocating for a specific school should confirm current zoning for their address with the district.

Getting Around

Pace runs primarily along U.S. Highway 90, its main commercial corridor for shopping, dining, and services. A car is essential in this spread-out, suburban community. Commuters heading to Pensacola typically travel via Highway 90 or nearby routes, with a drive of roughly 25 to 35 minutes depending on traffic, which can build along Highway 90 during rush hours. Downtown Milton is just to the east, and Pensacola International Airport is about 20 miles southwest.

Local Favorites

Pace centers on everyday recreation: parks, ball fields, and local trails. Benny Russell Park offers ballfields, walking paths, and open green space, and the community's parks and youth sports programs are a big part of local life. Highway 90 provides a wide range of shopping and dining, from local favorites to national chains, and the nearby Blackwater River and its state forest offer some of the best paddling, tubing, and fishing in the region. For a night out or big-box shopping, Pensacola is a short drive southwest.

Common Questions About Pace

Questions buyers actually ask us, answered straight.

How do I find out about HOA fees and CDD assessments?

Pace has a lot of newer subdivisions, so this comes up constantly. Ask three things: is there an HOA and what does it actually cover, is there a community development district assessment on top of your property taxes, and are the roads and drainage in the subdivision county-maintained or the association's responsibility.

A CDD assessment is not a property tax and it does not show up where people expect it to. It can meaningfully change your monthly number, so find out before you fall in love with the house.

Is the home on city water and sewer, or well and septic?

It depends on the property, and in a semi-rural area like this you cannot assume. Ask whether the home is on public water and sewer or on a well and septic system.

If it is septic, ask when the tank was last pumped and inspected, and where the drain field sits. If it is a well, ask about water testing and the age of the pump. Neither is a problem, but both are maintenance you should budget for and neither shows up on a listing sheet.

Does Pace flood?

Pace is inland, which helps, but inland does not mean immune. Heavy rain events cause localized flooding in low-lying areas and near creeks and drainage. Check the specific address on FEMA's Flood Map Service Center rather than assuming.

Being outside a high-risk zone means your lender likely will not require flood insurance. It does not mean water cannot reach the house, and a standard homeowners policy does not cover flood.

What is the commute to Pensacola like?

Usually 25 to 35 minutes depending on where in Pace you are and where you are headed, with Highway 90 as the main route. It slows during rush hour.

If you are commuting to NAS Pensacola or Whiting Field rather than downtown, the picture is different. Drive your actual route at your actual hour before you commit to an address.

Can I count on the school zoning staying the same?

Pace has grown fast, and school boundaries here shift with new development more than they do in slower-growing areas. Confirm current zoning for the exact address with the Santa Rosa County School District rather than relying on a listing, a map, or what a neighbor tells you.

If schools are the reason you are choosing Pace, this is worth a phone call before you write an offer.

When do I file for homestead exemption?

File with the Santa Rosa County Property Appraiser by March 1 for the following tax year. Once homesteaded, the Save Our Homes cap limits how much your assessed value can rise annually, to 3 percent or the change in CPI, whichever is lower.

One thing new construction buyers miss: the taxes shown on a brand new home often reflect the land before the house was built. Your bill after the first full assessment can be considerably higher. Ask us to estimate it properly.
