Common Questions About Stonechase
Questions buyers actually ask us, answered straight.
How new are the homes in Stonechase?
Stonechase is a newer Pace subdivision. Current inventory is mostly homes built in the last several years, with a median around 2021 and some brand new construction.
That era generally insures better than older stock thanks to modern building codes and young roofs. Ask whether a wind mitigation inspection is on file, because it is worth real money on the premium and on a home this age it usually exists.
How big are the lots?
Lots here are on the compact side for Pace, generally around a fifth of an acre, so homes sit closer together than they do in the older or more rural parts of the area.
If you want more separation or room for a shop or boat, tell us and we will point you at different subdivisions rather than talk you into this one.
Is there an HOA or a CDD assessment?
Ask whether there is an HOA and what the dues cover, and specifically ask whether there is a community development district assessment on top of your property taxes. A CDD is not a property tax and it does not show up where buyers expect it to, but it does change your monthly number.
Also ask whether the streets and drainage are county-maintained or the association's responsibility.
Can I count on the school zoning?
Pace has grown quickly and school boundaries here shift with new development more than they do in slower-growing areas. Confirm current zoning for the exact address with the Santa Rosa County School District rather than relying on a listing or a map.
If schools are the reason you are choosing Stonechase, make that call before you write an offer.
