Moving from Dallas–Fort Worth to Pensacola, FL
Dallas–Fort Worth to Pensacola is the relocation route where the tax headline is a non-event and the property tax mechanic is the whole story. Neither Texas nor Florida levies an individual income tax, so that line is zero on both ends. But Texas funds itself with famously heavy property tax and no assessment cap resembling Florida's homestead limit, which means DFW households are the one group that often finds the Florida carrying cost pleasantly boring, and then gets surprised somewhere else entirely, on insurance. Pensacola-side figures below are live from the MLS.

Driving distance & time
Roughly 720 road miles, about 10½ hours, east on I-20 to Shreveport and Jackson then south to I-10, or the longer I-45/I-10 route through Houston. Approximate.

Nonstop flights
Both Metroplex airports serve Pensacola International nonstop: DFW International on American and Dallas Love Field on Southwest. About an hour and a half in the air. Frequencies vary by season.

State individual income tax change
No change. Texas levies no state individual income tax and neither does Florida, so this line stays at zero. Both states raise revenue locally instead, and the mechanics of how they do it differ substantially, see the property tax note below.
Source: Texas Comptroller, Texas has no state individual income tax · Florida Constitution, art. VII, § 5 (no state individual income tax) · Current as of July 2026
Property tax mechanics differ
Both states assess locally, but Florida homestead property receives a homestead exemption and an annual cap on assessed value increases under Save Our Homes, with accrued benefit portable between Florida homesteads. Millage is set annually by each taxing authority and published by the Escambia or Santa Rosa property appraiser.

Insurance: the part that blindsides relocating buyers
This is where out-of-state budgets break, and it is entirely checkable before you commit. Below is how the two coverages actually work under Florida and federal law. What you will not find is a premium estimate: no honest public source supports one, and any site quoting you an "average Pensacola premium" is guessing. We order a real, bound quote on the specific house during your inspection period, while you can still walk away.
Windstorm
- A Florida homeowners policy carries a SEPARATE hurricane deductible, calculated as a share of dwelling coverage rather than a flat dollar amount (Fla. Stat. § 627.701). It is not the same deductible that applies to a kitchen fire.
- Discounts for documented windstorm mitigation are required by statute, not offered as a favor (Fla. Stat. § 627.0629). The documentation is a specific state form, the Uniform Mitigation Verification Inspection form, OIR-B1-1802. An undocumented well-built house gets quoted like an average one.
- Roof age and condition drive Florida homeowners underwriting more than any other single feature, and roof coverage and deductible treatment are governed by statute (Fla. Stat. §§ 627.7011, 627.711). Ask for the roof permit history, not just the seller's recollection.
- Citizens Property Insurance Corporation is the state-created insurer of last resort and has its own eligibility rules. Whether a specific house can be written in the private market or lands at Citizens sometimes shapes what is financeable.
Flood
- Flood is a SEPARATE policy. It is not part of a homeowners policy and not an endorsement to it.
- If the home sits in a FEMA Special Flood Hazard Area and the loan is federally backed, flood coverage is legally required (42 U.S.C. § 4012a). Outside an SFHA it is optional, and still frequently bought here.
- Under NFIP Risk Rating 2.0, pricing reflects the property's own characteristics, distance to water, elevation, foundation, prior claims, not just the zone letter. Two neighbors can price very differently.
- The elevation certificate is the document that moves the number. Get it during the inspection period, not after closing.
- Look the address up yourself at the FEMA Flood Map Service Center before you fall in love with a house. Escambia and Santa Rosa counties both participate in the NFIP Community Rating System, and each county's CRS class is published by FEMA.
What the listing data can and cannot tell you
Each listing page on this site shows the year built and, where the MLS carries them, roof and construction materials, pulled from the feed, not typed in. Two things the feed does not carry: the roof's actual replacement year and the property's FEMA flood zone. We will not estimate either. Roof year comes from permit records, and flood zone comes from the FEMA Map Service Center lookup for that exact address, we pull both for any home you are serious about.
Taxes and residency logistics in Florida
The same on every relocation route into the Pensacola area. Verify current-year figures at the source before you rely on them.
Florida state individual income tax
None. Florida is constitutionally barred from levying a tax on individual income.

Homestead exemption & assessment cap
Florida homestead property qualifies for a homestead exemption, and assessed value on homesteaded property is capped by the Save Our Homes limit; accrued benefit may be portable to a new Florida homestead. You file with the county property appraiser.

Property tax millage
Set annually by each taxing authority and published by the county property appraiser (Escambia or Santa Rosa). We pull the current millage and the actual assessed value for the specific parcel rather than quoting an average.

Driver license & vehicle registration
New residents must obtain a Florida driver license and title/register their vehicles within the statutory windows after establishing residency. Confirm current deadlines and the document checklist with FLHSMV before you travel.

You are trading an uncapped tax bill for a capped one, and buying an insurance problem
This is the specific swap a DFW household is making, and it is worth naming plainly. In Texas your property tax bill can follow your appraised value up year after year with no Florida-style cap on the increase. Florida homestead property gets both a homestead exemption and an annual limit on how fast assessed value can climb, and that accrued benefit is portable to your next Florida homestead. For a family planning to stay put ten years, that is a materially different long-run curve than the one you are used to, and it is the reason some Metroplex buyers find their Pensacola escrow lower than they budgeted.
The catch is that the savings are not free; they are relocated. What Texas charges you in property tax, coastal Florida partly charges you in insurance, a separate hurricane deductible expressed as a percentage of dwelling coverage, and flood as a standalone policy. So do not run a Pensacola budget on tax alone and call it a comparison. Run tax and insurance together, on the actual parcel, and the picture is honest.
A market a fraction of the Metroplex's size behaves differently on offer day
DFW buyers are calibrated to enormous inventory: if a house goes, another comparable one lists next week. Pensacola's active inventory is a fraction of that, and it is split across two counties, a barrier island, and several distinct school zones, which means the truly comparable set behind any given house is often a handful of homes, not dozens. Practically, that shortens your decision window on the houses that actually fit and lengthens the wait between them.
It also changes what a fair offer looks like. In a thin comparable set, a house that has sat is far more likely to be sitting for a reason you can find, flood zone, roof age, a land-lease structure, a road you did not notice on the map, than because the market overlooked it. We would rather tell you which of those it is before you write than negotiate you into a discount you will pay back at renewal.

A long holding period changes which numbers matter: the Save Our Homes assessment cap does more for you than appreciation does, what a policy covers while the house sits empty for months becomes a real question, and single-story and step-free turn out to be two different searches. That page works through all of it. Everything here about taxes, insurance, and live inventory still applies.
