Moving from Indiana to Pensacola, FL
Indiana is a two-layer tax state that reads like a one-layer state: the state levies a flat individual income tax, and separately every Indiana county levies a local income tax based on where you live. Florida levies neither. What makes this page different from our high-cost-origin guides is the money on the other side of the move. Indiana housing is not expensive, so most Hoosier households arrive here financing a purchase rather than paying cash from a windfall sale, which changes the entire optimization. Pensacola-side figures below are live from the MLS.

Driving distance & time, varies by metro
Roughly 640 miles and about 9½ hours from Evansville, about 12 hours from Indianapolis, and roughly 900 miles and about 13½ hours from Fort Wayne or South Bend. The southern half of the state is a single long day; the north is realistically an overnight stop. All approximate.

Flights, no nonstop from any airport in the state
No Indiana airport has scheduled nonstop service to Pensacola International. Indianapolis, Fort Wayne, South Bend, and Evansville all connect, typically through a Southeast or Texas hub, and door to door runs most of a day. Verify schedules before booking.

State individual income tax change
Indiana levies a flat individual income tax on residents, with the rate set by statute and subject to scheduled adjustments; Florida levies none. Confirm the current rate for your filing year with the Indiana Department of Revenue.

County local income tax, the second layer
On top of the state rate, Indiana counties levy a local income tax (LIT) determined by your county of residence, with rates adopted county by county and published annually by the Indiana Department of Revenue. Florida has no comparable county income tax. Look up your own county's current rate at the source, this layer is easy to overlook because it is withheld alongside the state tax.

Insurance: the part that blindsides relocating buyers
This is where out-of-state budgets break, and it is entirely checkable before you commit. Below is how the two coverages actually work under Florida and federal law. What you will not find is a premium estimate: no honest public source supports one, and any site quoting you an "average Pensacola premium" is guessing. We order a real, bound quote on the specific house during your inspection period, while you can still walk away.
Windstorm
- A Florida homeowners policy carries a SEPARATE hurricane deductible, calculated as a share of dwelling coverage rather than a flat dollar amount (Fla. Stat. § 627.701). It is not the same deductible that applies to a kitchen fire.
- Discounts for documented windstorm mitigation are required by statute, not offered as a favor (Fla. Stat. § 627.0629). The documentation is a specific state form, the Uniform Mitigation Verification Inspection form, OIR-B1-1802. An undocumented well-built house gets quoted like an average one.
- Roof age and condition drive Florida homeowners underwriting more than any other single feature, and roof coverage and deductible treatment are governed by statute (Fla. Stat. §§ 627.7011, 627.711). Ask for the roof permit history, not just the seller's recollection.
- Citizens Property Insurance Corporation is the state-created insurer of last resort and has its own eligibility rules. Whether a specific house can be written in the private market or lands at Citizens sometimes shapes what is financeable.
Flood
- Flood is a SEPARATE policy. It is not part of a homeowners policy and not an endorsement to it.
- If the home sits in a FEMA Special Flood Hazard Area and the loan is federally backed, flood coverage is legally required (42 U.S.C. § 4012a). Outside an SFHA it is optional, and still frequently bought here.
- Under NFIP Risk Rating 2.0, pricing reflects the property's own characteristics, distance to water, elevation, foundation, prior claims, not just the zone letter. Two neighbors can price very differently.
- The elevation certificate is the document that moves the number. Get it during the inspection period, not after closing.
- Look the address up yourself at the FEMA Flood Map Service Center before you fall in love with a house. Escambia and Santa Rosa counties both participate in the NFIP Community Rating System, and each county's CRS class is published by FEMA.
What the listing data can and cannot tell you
Each listing page on this site shows the year built and, where the MLS carries them, roof and construction materials, pulled from the feed, not typed in. Two things the feed does not carry: the roof's actual replacement year and the property's FEMA flood zone. We will not estimate either. Roof year comes from permit records, and flood zone comes from the FEMA Map Service Center lookup for that exact address, we pull both for any home you are serious about.
Taxes and residency logistics in Florida
The same on every relocation route into the Pensacola area. Verify current-year figures at the source before you rely on them.
Florida state individual income tax
None. Florida is constitutionally barred from levying a tax on individual income.

Homestead exemption & assessment cap
Florida homestead property qualifies for a homestead exemption, and assessed value on homesteaded property is capped by the Save Our Homes limit; accrued benefit may be portable to a new Florida homestead. You file with the county property appraiser.

Property tax millage
Set annually by each taxing authority and published by the county property appraiser (Escambia or Santa Rosa). We pull the current millage and the actual assessed value for the specific parcel rather than quoting an average.

Driver license & vehicle registration
New residents must obtain a Florida driver license and title/register their vehicles within the statutory windows after establishing residency. Confirm current deadlines and the document checklist with FLHSMV before you travel.

The county layer is small per paycheck and large per decade
Indiana's local income tax rarely feels like a separate tax, because it is withheld right alongside the state's flat rate and never arrives as its own bill. That is exactly why it goes uncounted. Your county adopted its own rate, your neighbor one county over pays a different one, and both of those go to zero in Florida along with the state rate. On a household income it is not a dramatic monthly number, it is a meaningful annual one, and over the length of a mortgage it is real money that belongs in your Pensacola budget rather than in a pleasant surprise later.
Look up your specific county rather than assuming a statewide figure, because there is no statewide figure to assume, the rates are adopted county by county and republished each year. And if you are moving mid-year, the year of the move is a part-year filing year on both the state and county side, so the savings arrive prorated rather than all at once. Worth having a tax professional tell you which year the full benefit actually lands in before you set a closing date around it.
You are almost certainly a financed buyer, so optimize the payment rather than the price
Buyers arriving from high-cost coastal markets often sell into a large amount of equity and pay cash, which lets them ignore rates entirely and optimize purely for carrying cost. Indiana is not that. Housing at home is comparatively affordable, which means the sale of your Hoosier house is a solid down payment rather than a full purchase price, and you will be here with a mortgage. That is not a disadvantage, but it means a different set of levers matters, and the ones you are used to pulling are the wrong ones.
Concretely: with a mortgage in the picture, your monthly number is four things, and only one of them is the price you negotiated. Principal and interest, property tax on the assessed value your purchase establishes, homeowners insurance with a separate hurricane deductible, and flood if the property is in a Special Flood Hazard Area, which is legally required when the loan is federally backed. Two of those four behave very differently here than in Indiana, and they are big enough to invert a comparison: an older block house at a lower ask with an original roof and no documented wind mitigation can carry more per month than newer construction priced above it. So we compare houses on the total payment, not the list price, with a bound insurance quote in hand before your inspection period closes.
The financed path also has a sequencing consequence a cash buyer never faces. Your lender orders an appraisal, and the appraisal has to support the price, which in a thin local market where the genuinely comparable set behind a house is a handful of homes rather than dozens is a real constraint, not a formality. And the loan triggers the flood insurance requirement, so the flood zone is not merely a risk question for you, it is an underwriting question that can move your closing timeline. We pull the FEMA zone before you tour a house rather than after you are under contract on it.

A long holding period changes which numbers matter: the Save Our Homes assessment cap does more for you than appreciation does, what a policy covers while the house sits empty for months becomes a real question, and single-story and step-free turn out to be two different searches. That page works through all of it. Everything here about taxes, insurance, and live inventory still applies.
