Moving from Seattle to Pensacola, FL
Seattle to Pensacola is two rainy cities with nothing else in common. Neither state taxes individual income, so the withholding line does not move, with one exception that matters a great deal to a specific buyer: Washington levies an excise tax on the sale or exchange of long-term capital assets, and if you are liquidating appreciated investments to fund a Florida purchase, that is a timing question worth professional advice before you sell. The physical shift is subtler than it looks. Both climates are wet, and moisture behaves in opposite ways in each. Pensacola figures below are live from the MLS.

Flights, no nonstop
There is no nonstop service between Seattle–Tacoma (SEA) and Pensacola International. Every itinerary connects, most often through a Texas, Denver, or Southeast hub, and door to door is a full travel day in each direction.
Source: FlightsFrom.com, scheduled nonstop routes from PNS (schedule counts) · Pensacola International Airport, nonstop destinations · Schedules checked July 2026
Driving distance & time
Roughly 2,700 road miles, about 40 hours of driving, and the longest route on this site, realistically four days. Most Seattle clients fly for touring and drive only for the move itself, if at all. Approximate.
Source: Approximate road distance and drive time measured on mapping data along the stated interstate route, an estimate, not a guarantee · Measured July 2026
Individual income tax, no change
Washington levies no individual income tax, and Florida is constitutionally barred from levying one, so this line is zero on both ends. There is no windfall arriving with this move to absorb a surprise.

Washington capital gains excise tax, the one asymmetry
Separately from income tax, Washington imposes an excise tax on the sale or exchange of long-term capital assets, stocks, bonds, business interests, on gains allocated to Washington above a standard deduction the Department of Revenue adjusts annually for inflation. Real estate is an exempt asset class, so selling your Washington home is not itself a taxable event under this tax. Florida imposes no comparable state-level tax. Confirm the current rate, deduction, exemptions, and allocation rules with the Department of Revenue, and get professional advice on timing.

Insurance: the part that blindsides relocating buyers
This is where out-of-state budgets break, and it is entirely checkable before you commit. Below is how the two coverages actually work under Florida and federal law. What you will not find is a premium estimate: no honest public source supports one, and any site quoting you an "average Pensacola premium" is guessing. We order a real, bound quote on the specific house during your inspection period, while you can still walk away.
Windstorm
- A Florida homeowners policy carries a SEPARATE hurricane deductible, calculated as a share of dwelling coverage rather than a flat dollar amount (Fla. Stat. § 627.701). It is not the same deductible that applies to a kitchen fire.
- Discounts for documented windstorm mitigation are required by statute, not offered as a favor (Fla. Stat. § 627.0629). The documentation is a specific state form, the Uniform Mitigation Verification Inspection form, OIR-B1-1802. An undocumented well-built house gets quoted like an average one.
- Roof age and condition drive Florida homeowners underwriting more than any other single feature, and roof coverage and deductible treatment are governed by statute (Fla. Stat. §§ 627.7011, 627.711). Ask for the roof permit history, not just the seller's recollection.
- Citizens Property Insurance Corporation is the state-created insurer of last resort and has its own eligibility rules. Whether a specific house can be written in the private market or lands at Citizens sometimes shapes what is financeable.
Flood
- Flood is a SEPARATE policy. It is not part of a homeowners policy and not an endorsement to it.
- If the home sits in a FEMA Special Flood Hazard Area and the loan is federally backed, flood coverage is legally required (42 U.S.C. § 4012a). Outside an SFHA it is optional, and still frequently bought here.
- Under NFIP Risk Rating 2.0, pricing reflects the property's own characteristics, distance to water, elevation, foundation, prior claims, not just the zone letter. Two neighbors can price very differently.
- The elevation certificate is the document that moves the number. Get it during the inspection period, not after closing.
- Look the address up yourself at the FEMA Flood Map Service Center before you fall in love with a house. Escambia and Santa Rosa counties both participate in the NFIP Community Rating System, and each county's CRS class is published by FEMA.
What the listing data can and cannot tell you
Each listing page on this site shows the year built and, where the MLS carries them, roof and construction materials, pulled from the feed, not typed in. Two things the feed does not carry: the roof's actual replacement year and the property's FEMA flood zone. We will not estimate either. Roof year comes from permit records, and flood zone comes from the FEMA Map Service Center lookup for that exact address, we pull both for any home you are serious about.

Homestead exemption & assessment cap
Florida homestead property qualifies for a homestead exemption, and assessed value on homesteaded property is capped by the Save Our Homes limit; accrued benefit may be portable to a new Florida homestead. You file with the county property appraiser.

No income tax on either end, and one exception that lands squarely on how you fund the purchase
For most people leaving Washington the tax comparison with Florida is genuinely uneventful: neither state taxes individual income, so nothing changes on your paycheck and there is no savings line to lean on. The exception is narrow and worth getting exactly right, because loose summaries of it circulate constantly. Washington imposes an excise tax on the sale or exchange of long-term capital assets, the statute reaches things like stocks, bonds, and business interests, on gains allocated to Washington above an annually adjusted standard deduction. It is not an income tax and it does not apply to wages.
Two precise points follow, and both matter for a Pensacola purchase. First, real estate is an exempt asset class under that tax, so selling your Seattle house to fund this move is not itself a taxable event under it. Buyers hear "Washington taxes capital gains" and assume the home sale is exposed; under this tax it is not. Second, the exposure that does exist is the one this move actually tends to create, a buyer who sells appreciated stock, an equity position, or an interest in a business to pay cash for a house here. That is exactly the transaction the tax was written to reach.
Which turns the whole thing into a sequencing question rather than a rate question. The tax applies to gains allocated to Washington, and the Department of Revenue publishes guidance on how domicile figures into that allocation, meaning when you sell relative to when you genuinely change domicile is a substantive question, not a formality. We are not tax advisors and will not model it. What we will do is refuse to let you plan a cash purchase around a specific liquidation before a CPA has looked at the order and the timing, because on this route that conversation is worth more than anything we could negotiate on price.
Both cities are wet. The mold physics run in opposite directions, and so does the fix
Seattle rain is low-intensity and relentless: cool, gray, weeks of damp with little drying power. The moisture problems that follow are cool-climate problems, moss on a north roof, siding and trim that never fully dry, rot in wall assemblies behind a failed rain screen, a crawlspace that stays clammy through the winter. And the remedy you know is heat and ventilation: warm the house, move outside air through it, and the assembly dries, which is why a lot of Seattle housing has no air conditioning at all and never needed it.
Reverse the mechanism. Pensacola rain arrives hot and hard, in short intense events on top of persistent high dew points, and the outside air is carrying more water than the inside of your house. So the Seattle instinct, open it up and air it out, actively makes things worse here, because ventilating with humid air adds moisture rather than removing it. Drying is done mechanically, by air conditioning that pulls water out of the air as it cools. That single inversion is why the air conditioner is the system that keeps a house intact here rather than a comfort appliance, and why a unit that is merely large enough to cool can still leave a house damp: an oversized system satisfies the thermostat quickly, short-cycles, and never runs long enough to dehumidify.
What that means when you tour: ask about AC age and capacity, and ask what the house does when it sits closed up in July rather than how it feels on a pleasant March afternoon. The other reversal is drainage. Seattle's water problem is duration, and yours has been about keeping a slow soak out of an assembly. Here it is volume in an hour on flat ground, so grading, gutters, and where a downpour goes relative to the slab decide whether wet season is a nuisance or a repair. Coming from a rainy city is genuinely useful preparation for taking water seriously. It is not preparation for this particular water.

A long holding period changes which numbers matter: the Save Our Homes assessment cap does more for you than appreciation does, what a policy covers while the house sits empty for months becomes a real question, and single-story and step-free turn out to be two different searches. That page works through all of it. Everything here about taxes, insurance, and live inventory still applies.
