Moving from Boston to Pensacola, FL

Boston sends us buyers with the oldest housing instincts of any origin on this site, and that is the axis this page turns on. Greater Boston's stock predates almost everything else in American housing, brick, stone, plaster, timber framed in a cold dry-winter climate, and the competence you built there points at the wrong materials here. The tax side has its own wrinkle: Massachusetts levies a flat personal income tax and a separate surtax above a threshold, so for higher earners this is a two-layer exit rather than one. Pensacola figures below are live from the MLS.

The move at a glance: Boston to Pensacola

Origin-side facts only. Each carries its source and the date it was verified, repeated in full in the sources footer at the bottom of this page.

Flights, no scheduled nonstop

There is no scheduled nonstop service between Boston (BOS) and Pensacola International. The route has been flown seasonally in the past, Delta operated it as recently as spring 2026, but nothing is currently scheduled, so plan on connecting through a Southeast or mid-Atlantic hub and most of a travel day each way. Seasonal service can return; verify your dates.

Driving distance & time

Roughly 1,400 road miles, about 21 hours of driving, via I-95 south then I-85 and I-65 to I-10. Realistically two days with an overnight stop. Approximate.

State individual income tax change

Massachusetts levies a personal income tax at a flat rate on most classes of income; Florida levies none. Confirm the current rate for your filing year with the Massachusetts Department of Revenue.

Source: Massachusetts Department of Revenue, personal income tax (flat rate on most income classes) · Florida Constitution, art. VII, § 5 (no state individual income tax) · Structure current as of July 2026; rate set per tax year

The 4% surtax, a second layer above a threshold

Separately from the flat rate, Massachusetts imposes a 4% surtax on the portion of annual taxable income above a threshold that the Department of Revenue adjusts each year. Because it is threshold-based rather than proportional, it can apply in a single unusual year, a business sale, exercised equity, a large realized gain, even for a household it never normally touches. Florida has no analogue at any level. Confirm the current threshold with the Department of Revenue.

Insurance: the part that blindsides relocating buyers

This is where out-of-state budgets break, and it is entirely checkable before you commit. Below is how the two coverages actually work under Florida and federal law. What you will not find is a premium estimate: no honest public source supports one, and any site quoting you an "average Pensacola premium" is guessing. We order a real, bound quote on the specific house during your inspection period, while you can still walk away.

Windstorm

  • A Florida homeowners policy carries a SEPARATE hurricane deductible, calculated as a share of dwelling coverage rather than a flat dollar amount (Fla. Stat. § 627.701). It is not the same deductible that applies to a kitchen fire.
  • Discounts for documented windstorm mitigation are required by statute, not offered as a favor (Fla. Stat. § 627.0629). The documentation is a specific state form, the Uniform Mitigation Verification Inspection form, OIR-B1-1802. An undocumented well-built house gets quoted like an average one.
  • Roof age and condition drive Florida homeowners underwriting more than any other single feature, and roof coverage and deductible treatment are governed by statute (Fla. Stat. §§ 627.7011, 627.711). Ask for the roof permit history, not just the seller's recollection.
  • Citizens Property Insurance Corporation is the state-created insurer of last resort and has its own eligibility rules. Whether a specific house can be written in the private market or lands at Citizens sometimes shapes what is financeable.

Flood

  • Flood is a SEPARATE policy. It is not part of a homeowners policy and not an endorsement to it.
  • If the home sits in a FEMA Special Flood Hazard Area and the loan is federally backed, flood coverage is legally required (42 U.S.C. § 4012a). Outside an SFHA it is optional, and still frequently bought here.
  • Under NFIP Risk Rating 2.0, pricing reflects the property's own characteristics, distance to water, elevation, foundation, prior claims, not just the zone letter. Two neighbors can price very differently.
  • The elevation certificate is the document that moves the number. Get it during the inspection period, not after closing.
  • Look the address up yourself at the FEMA Flood Map Service Center before you fall in love with a house. Escambia and Santa Rosa counties both participate in the NFIP Community Rating System, and each county's CRS class is published by FEMA.

What the listing data can and cannot tell you

Each listing page on this site shows the year built and, where the MLS carries them, roof and construction materials, pulled from the feed, not typed in. Two things the feed does not carry: the roof's actual replacement year and the property's FEMA flood zone. We will not estimate either. Roof year comes from permit records, and flood zone comes from the FEMA Map Service Center lookup for that exact address, we pull both for any home you are serious about.

Taxes and residency logistics in Florida

The same on every relocation route into the Pensacola area. Verify current-year figures at the source before you rely on them.

Florida state individual income tax

None. Florida is constitutionally barred from levying a tax on individual income.

Homestead exemption & assessment cap

Florida homestead property qualifies for a homestead exemption, and assessed value on homesteaded property is capped by the Save Our Homes limit; accrued benefit may be portable to a new Florida homestead. You file with the county property appraiser.

Property tax millage

Set annually by each taxing authority and published by the county property appraiser (Escambia or Santa Rosa). We pull the current millage and the actual assessed value for the specific parcel rather than quoting an average.

Driver license & vehicle registration

New residents must obtain a Florida driver license and title/register their vehicles within the statutory windows after establishing residency. Confirm current deadlines and the document checklist with FLHSMV before you travel.

You learned houses on masonry. Here the house is wood, and something is always eating it

Greater Boston housing is old in a way that shapes instincts more than any other origin we work with, a brick rowhouse in the South End, a triple-decker in Somerville, a 1920s colonial with a fieldstone foundation and plaster on lath. What that stock teaches is that mass is permanence. Brick and stone do not rot, plaster does not mind a century, and a well-built old house is mostly a maintenance question about water getting in from above. Pensacola is a wood-frame, slab-on-grade market, and wood frame in a humid subtropical climate is not a permanent material, it is a material under continuous biological attack. Subterranean termites are a genuine regional pest here rather than a formality, and a termite inspection is ordinary diligence, not an abundance of caution.

The corollary is that the parts of a house you learned to trust and the parts you learned to scrutinize swap places. Masonry buyers scrutinize the envelope and the foundation and give the interior framing a pass; here the framing, the sill and band joist areas, the wall assemblies behind stucco or hardboard siding, and anywhere wood meets ground or persistent moisture are the story. Plaster instincts do not help you read a drywall-and-batt wall that has been damp for six summers. And the maintenance cadence is not a decade-scale repointing project, it is an annual one, on paint, trim, screens, and anything metal within reach of salt air.

One habit that transfers cleanly: your tolerance for old buildings and your willingness to pay for a real inspection rather than a checklist. Pensacola has genuine historic stock in North Hill and East Hill, and a Boston buyer is unusually well equipped to own one, provided you price the insurance side before you fall for it, because age reads as an underwriting question here rather than as pedigree.

A threshold surtax makes your exit year non-linear, so the timing question is different from a flat-rate state

Most origins on this site have a single rate structure, so the tax model is roughly proportional: leave, and a percentage of income stops. Massachusetts is not that, because the surtax attaches only to the portion of taxable income above an annually adjusted threshold. In an ordinary year many households sit below it entirely and the flat rate is the whole story. In the year of a relocation, that changes more often than people expect, selling a business, exercising equity, unwinding a concentrated position, or simply realizing a large gain on a Massachusetts house can push a single year's taxable income across a line it has never crossed before.

Which makes sequencing worth actual professional attention rather than a rule of thumb. The year you move is a part-year year with income allocated between two states, and a one-time event landing on one side of that move rather than the other can be the difference between the surtax applying and not applying. We are not tax advisors and will not model it for you. What we will do is stop you from setting a closing date, or planning a cash purchase funded by a specific sale, before a CPA has looked at the order of operations, because on this route the order is worth more than the negotiation.

A long holding period changes which numbers matter: the Save Our Homes assessment cap does more for you than appreciation does, what a policy covers while the house sits empty for months becomes a real question, and single-story and step-free turn out to be two different searches. That page works through all of it. Everything here about taxes, insurance, and live inventory still applies.
