Common Questions About Carrington
Questions buyers actually ask us, answered straight.
How new is Carrington?
Very. Carrington is one of the newest neighborhoods we cover, and the active inventory skews heavily toward homes built in the last year or two, with roughly half of what is listed being new construction.
That means modern building codes and young roofs, which generally translates into better insurance outcomes than older housing stock. Ask whether a wind mitigation report is on file.
How big are the lots?
Lots here run larger than in many newer subdivisions, typically around a third of an acre or more. That is part of the Cantonment trade generally: more land for your money than you get closer to Pensacola.
Walk the actual lot and look at how it drains before you commit, since that varies within any new development.
Why are the listed taxes so low on new builds here?
The tax figure on a listing for a brand new home often reflects the land before the house was built. Your bill after the first full assessment can be a great deal higher.
Ask us to run a realistic estimate, and file for homestead exemption with the Escambia County Property Appraiser by March 1 once you are eligible. Over a long hold, the Save Our Homes cap is worth real money.
What should I ask before buying here?
Ask what the HOA covers and what the dues are, whether there is a community development district assessment on top of your taxes, and what the builder warranty includes and for how long.
Also ask whether the home is on public water and sewer or on well and septic. In Cantonment that varies, and it is not something you want to discover after closing.
