Common Questions About Casablanca

Questions buyers actually ask us, answered straight.

How old are the homes in Casablanca?

Casablanca is genuinely a mid-century neighborhood. The homes here run from the mid 1950s through the 1970s for the most part, with a median build year around 1971 and only occasional newer construction.

That is the charm and it is also the diligence. On a home of this era, ask about the roof, the electrical panel and wiring, the plumbing material, and whether any additions were permitted. Florida insurers are strict about older roofs and older wiring, so your insurance quote and your inspection are linked here in a way they are not in a 2015 subdivision.

Is Casablanca on the water?

Some, but it is the exception rather than the rule here. A modest share of active listings are waterfront, and when they are it tends to be bayou frontage, sometimes with a seawall, pier, boat lift or launch.

If water access is the reason you are looking at Casablanca, say so early and we will point you at the specific streets rather than the neighborhood generally.

What are the lots like?

Lots here are a reasonable size for the area, typically around a third of an acre, which is more room than you get in the newer subdivisions where houses sit closer together.

Combined with the mature trees you get in a neighborhood of this age, that is a big part of why people choose it over newer construction at a similar price.

Do I need flood insurance here?

It depends on the exact address and on how the property sits, and the answer is not the same across the neighborhood. Check the specific address on FEMA's Flood Map Service Center before you write an offer.

Remember that a standard homeowners policy does not cover flood at all, so even outside a high-risk zone it is a decision worth making deliberately.
