Common Questions About Beach Haven

Questions buyers actually ask us, answered straight.

How old are the homes, and do they have garages?

Beach Haven is an older Pensacola neighborhood and the housing stock shows it. Most homes here date from the 1940s through the 1970s, with a median around the late 1960s.

One specific thing worth knowing: garages are uncommon here. The overwhelming majority of active listings have no garage at all, because that is simply not how these homes were built. If a garage is a requirement for you, say so up front and we will filter accordingly rather than waste your Saturdays.

What kinds of homes are in Beach Haven?

The mix here is broader than in a typical subdivision. Alongside single family homes you will find duplexes, attached homes and some manufactured housing.

That variety is worth knowing for two reasons. It affects financing, since not every loan product treats every property type the same way, and it means comparable sales need to be chosen carefully. A duplex two streets over is not a comp for a single family home.

Is any of Beach Haven on the water?

Some of it. A meaningful minority of active listings here carry waterfront or bayou frontage, and beach access shows up on some properties.

That also means flood zone varies considerably within the neighborhood. Check the specific address on FEMA's Flood Map Service Center rather than assuming based on a neighboring street.

What should I budget for on an older home here?

On a home built in the 1950s or 1960s, expect roof age, electrical and plumbing to drive both your inspection findings and your insurance quote. Ask what has been updated and when, and get real insurance quotes on the address during your inspection period.

These are solid homes and many have been well kept. The point is not to be scared off, it is to know what you are buying.
