Which neighborhoods are closest to the base?
Warrington and Navy Point sit just outside the gate along Navy Boulevard and Barrancas Avenue, mostly mid-century cottages and ranches on established streets, some with bayou views. Myrtle Grove, a few minutes north, offers slightly larger lots at similar price points. These are the shortest commutes you can buy.
If you want newer construction, look at the subdivisions off Blue Angel Parkway and Dog Track Road, or west toward Perdido. You trade a few minutes of drive time for newer roofs, open floor plans, and, in many cases, lower insurance costs. Corry Station commuters often split the difference and land in the 32506 zip.
Can you buy near NAS Pensacola with a VA loan?
Yes, the vast majority of homes near the base are VA-eligible, and VA financing (zero down, no PMI) is the most common loan we see for buyers in these neighborhoods. Your BAH often covers the mortgage on a well-chosen home here; our BAH calculator on the Military Relocation page lets you run the numbers by pay grade.
Buying before you arrive is normal for PCS moves. We handle video walkthroughs, remote inspections, and digital closings for buyers coming from other duty stations or overseas, and we build the timeline around your report date.
Want to see these homes in person?
