You are considered a first-time buyer if you have not held an ownership interest in a primary residence during the last three years. If you owned a house in Milton back in 2018, sold it, and have been renting an apartment off Scenic Highway ever since, you qualify as a first-time buyer today.

Income and loan limits in Escambia and Santa Rosa counties

The program is meant for middle-income workers, so there are caps on how much money you can make and how expensive of a house you can buy.

These limits vary by county. For Escambia County and Santa Rosa County, the current maximum household income limit is $148,050. The property just needs to be a single-family home, a townhome, or a condo approved by your lender. You cannot use these funds to buy a duplex if you plan to rent out the other half, and you certainly cannot use them to buy a vacation house on Perdido Key. It has to be your primary, everyday residence.

If you want to use this money, you cannot wait until the state announces the funds are available to start looking for a real estate agent. By the time you get pre-approved and start touring houses on Highway 98, the money will already be claimed by buyers who prepared in advance.
