Which Loan Should I Choose? VA Loan vs FHA vs Conventional in Pensacola

Spend an afternoon on Palafox and you will inevitably overhear someone talking about interest rates. Picking the right mortgage here in Escambia or Santa Rosa County is just as critical as finding the perfect house. If you are starting your search, figuring out the VA loan vs FHA Pensacola debate is your very first hurdle.

What is the real difference in the VA loan vs FHA Pensacola discussion?

The main difference between these two government-backed loans boils down to who is allowed to use them. VA loans are exclusive to active duty military members, veterans, and certain surviving spouses. FHA loans are available to absolutely anyone who meets the financial requirements. Both loan types are insured by the federal government to protect lenders, which is why they offer more flexible terms than standard bank loans.

Many buyers get these two mixed up because they share a few similarities. Both have strict property condition requirements and both allow you to buy a home with very little cash out of pocket. But the actual benefits and costs are completely different. If you have military service, the VA loan is almost always your golden ticket. If you do not have military service, the FHA loan provides a fantastic entry point into the housing market.

Who actually qualifies for a VA loan in our area?

Pensacola is undeniably a military town. Between NAS Pensacola, Corry Station, and Whiting Field just up the road in Milton, we have thousands of service members moving here every single year. If you have served and earned your Certificate of Eligibility (COE), the VA loan is an incredible benefit.

The biggest advantage is that the VA requires zero percent down. You can buy a beautiful new build out in Cantonment or a spacious house in Pace without draining your savings account for a down payment. Additionally, VA loans do not require private mortgage insurance (PMI). This alone can save you hundreds of dollars every month compared to an FHA or conventional loan.

I have helped countless clients navigate their Military Relocation and the VA loan makes the financial side so much smoother. Instead of paying monthly mortgage insurance, VA buyers pay a one-time upfront funding fee. This fee is usually rolled directly into the loan amount. If you have a service-connected disability rating of 10% or higher, the VA waives this funding fee entirely.

Why would someone choose an FHA loan instead?

Not everyone has a military background. If you are digging into our First-Time Buyers resources, you will see the FHA loan mentioned frequently. The FHA loan is designed to help everyday people buy homes with lower down payments and more flexible credit requirements.

You only need a 3.5% down payment for an FHA loan. If you are looking at a $300,000 house in Bellview or Ferry Pass, your down payment is just $10,500. While that is not zero, it is much more manageable than the 20% down payment your parents probably told you was required to buy a house. FHA loans are also very forgiving on credit scores. You can often qualify with a credit score of 580 or above for the 3.5 percent down option.

The trade-off is the mortgage insurance. FHA loans require both an upfront mortgage insurance premium and an annual premium that gets divided into your monthly payments. If you put down the minimum 3.5%, that monthly mortgage insurance stays on the loan for the entire life of the mortgage.

Before you start shopping, you also need to know the local limits. The FHA caps how much you can borrow based on the county. For 2026, the FHA single-family loan limit in both Escambia and Santa Rosa counties is $541,287 — both counties sit at the FHA floor. HUD sets these limits annually, so verify the current year's figure before you rely on it. If you want a luxury property on the water, an FHA loan will not cover it.

Are conventional loans still the standard?

Yes. Conventional loans are not backed by the government. They are issued by private lenders and sold to entities like Fannie Mae or Freddie Mac. If you have a great credit score and a solid down payment (usually between 5% and 20%), a conventional loan is incredibly strong.

Conventional loans are highly favored by sellers in competitive neighborhoods like Gulf Breeze proper or East Hill. We will talk about appraisals in a moment, but conventional loans generally require fewer strict safety inspections from the appraiser. Conventional loans also require private mortgage insurance if you put down less than 20%, but unlike FHA loans, conventional PMI automatically drops off once you build enough equity in the home.

Conventional loans are also required if you are not planning to live in the home. Government loans (VA and FHA) strictly require you to use the home as your primary residence. Suppose you want to buy a condo on Pensacola Beach to use as a vacation rental. You cannot use a VA or FHA loan for that. If you want an investment property to rent out through Salty Stays Vacations, you will absolutely need a conventional loan or a specialized investment product.

How do Pensacola sellers view these different loan types?

This is where local market dynamics and having an experienced broker really matter. In a completely balanced market, sellers just want to get to the closing table. But if a seller receives multiple offers on a home near Nine Mile Road, the type of loan you use can dictate whether your offer is accepted.

Government loans have strict minimum property requirements. The appraiser is looking for safety, security, and soundness. They will flag peeling paint (especially on homes built before 1978 due to lead paint concerns), missing handrails on a back deck, or unpermitted additions.

Ready to Make a Move?

Our local experts are ready to help you buy, sell, or explore your options in the Pensacola area.

In Florida, the biggest hurdle is usually the roof. We get hurricanes, and our local insurance companies demand roofs that have plenty of useful life left. VA and FHA appraisers are just as strict. If you are trying to buy an older home in an established neighborhood and the roof has only three years of life remaining, a VA or FHA appraiser will require the roof to be replaced before closing. A conventional appraiser might be a bit more lenient, leaving the roof issue strictly between the buyer and their insurance company.

Because of these strict rules, sellers with older or slightly distressed homes sometimes prioritize conventional offers to avoid the headache of making mandatory repairs prior to closing.

Can I use an FHA or VA loan to buy a multi-family property?

Yes, and this is one of the best wealth-building strategies available to buyers right now. You can buy a duplex, triplex, or fourplex in Pensacola using an FHA or VA loan, provided you actually live in one of the units for at least a year.

This strategy is known as house hacking. You live in one unit and rent out the others to help cover your mortgage. Once you get military orders to move, or you simply decide to upgrade to a single-family home, you can move out and rent your former unit. If you do not want to deal with midnight maintenance calls or tenant screening, you can hand the building off to Pelican Property Management Services and keep it as a long-term, cash-flowing asset.

Which loan puts the most money in my pocket?

There is no single correct answer because every buyer has a unique financial profile. To figure out the best financial move, you have to look at the total monthly payment and the cash required to close.

  • VA Loan: Lowest out-of-pocket costs (zero down) and the lowest monthly payment (no mortgage insurance). You just have to account for the upfront funding fee.
  • FHA Loan: Great for preserving cash with only 3.5% down, but the permanent monthly mortgage insurance will make your monthly payment higher than a VA loan.
  • Conventional Loan: Requires more cash upfront (5% to 20% down) and requires excellent credit, but PMI eventually falls off, saving you thousands in the long run.

So how do I decide what to do next?

You need to sit down with a local lender. You want someone who knows the Pensacola market inside and out, not an anonymous representative at a 1-800 number. A local lender will pull your credit, look at your savings, and present you with a side-by-side comparison of your exact loan options.

Once you have your pre-approval letter in hand, the fun part begins. We can map out the neighborhoods that fit your budget and start touring homes that align with your loan type. Frequently Asked Questions

Can I use a VA loan more than once? Yes. Your VA loan benefit is not a one-time deal. As long as you have enough remaining entitlement, you can use a VA loan multiple times throughout your life. You can even have two VA loans at the same time under specific circumstances (like a permanent change of station).

Do FHA loans require a home inspection? An FHA loan requires an appraisal, but an appraisal is not a home inspection. The appraiser works for the bank to ensure the home is safe and worth the purchase price. You should always hire your own independent, licensed home inspector to thoroughly check the plumbing, electrical, and HVAC systems before you buy.

Are FHA loan limits the same everywhere? No. FHA loan limits are calculated by the county and are tied to the local cost of living. The maximum FHA loan amount in Escambia County might be slightly different than limits in higher-priced markets like Miami or lower-priced rural areas.
