Where to live near each base
Which areas make sense depends mostly on which gate you are driving to. Here is the short version for each, with a full guide to every community.
NAS Pensacola
The main gate sits on the south side of Pensacola, so the closest options are the older in-town neighborhoods and the waterfront communities east of the bay.
Corry Station
Corry sits inside Pensacola itself, which puts the in-town neighborhoods and the areas just north and west within an easy drive.
NAS Whiting Field (Milton)
Whiting Field is north of Milton in Santa Rosa County, so the practical choices are Milton itself and the newer subdivisions in Pace.
Eglin AFB
Eglin is east of our core area. Navarre is the closest community we cover, and Gulf Breeze works for people who want to be on the water and do not mind a longer drive east.
Hurlburt Field
Hurlburt is also east of us along the coast. Navarre is the nearest community we know well, with Gulf Breeze an option further west.
Financing
Buying with a VA loan
The VA loan is the reason a lot of service members can buy here rather than rent. Eligible borrowers can often purchase with no down payment, and the loan does not require private mortgage insurance the way a low-down-payment conventional loan does.
The process starts with a Certificate of Eligibility, which your lender can usually pull for you and which confirms the VA considers you eligible. From there it works much like any other purchase, with one difference worth knowing: the home has to pass a VA appraisal, which looks at value and also at whether the property meets the VA's minimum property requirements. Homes needing significant repair can run into trouble there, and it is worth knowing that before you fall for a fixer-upper.
We are not a lender and we do not determine eligibility. Confirm your entitlement, your price range and the current terms with a VA-approved lender before you rely on any of it.
From anywhere
Buying from out of state
Most of the military buyers we work with start their search from somewhere else. Here is how that generally works.
Video walk-throughs
An agent walks the house on a live video call so you can ask about the things photos never show: the noise, the yard, the condition of the roofline, what the street is actually like.
Showings built around your schedule
If you get a house-hunting trip, we group showings into the days you are here. If you do not, we keep working remotely rather than waiting for you to land.
Electronic signing
Offers, counters and disclosures are signed electronically, so being in another time zone does not slow a contract down.
Coordinated around your report date
Inspection, appraisal and closing are scheduled against the date you have to report, and we tell you early if a timeline looks tight rather than at the last minute.
